SAN ANTONIO, Aug. 21, 2026 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of 5504 Bandera Rd., a 114,994-square-foot industrial property.
"Demand for shallow-bay industrial properties remains strong as investors continue to seek opportunities that offer attractive lease-up and value-add potential," said Ernesto Melgar Campos, associate director investments. "This transaction was sourced, negotiated and closed entirely off market in just 75 days, highlighting continued demand for well-located multi-tenant industrial assets across Texas."
Melgar Campos, Adam Abushagur and Tyler Ranft, investment specialists at Marcus & Millichap, represented the buyer, a Utah-based real estate firm, in the acquisition from a Texas-based real estate firm.
The property is located on San Antonio's Northwest Side, just west of Balcones Heights with direct access to Interstate 10 and Loop 410. Built in 1981, the shallow-bay industrial asset sits on 5.94 acres and includes seven buildings and 74 suites. The buyer plans to complete capital improvements, stabilize occupancy and lease terms and execute a mark-to-market leasing strategy to enhance the property's long-term value.
