Negative Declaration

Orange County - The Town of Cornwall Planning Board, as lead agency, has determined that the proposed Cornwall Social will not have a significant adverse environmental impact. The action involves the development of a restaurant with associated recreation, greenhouse and retail in existing buildings on a 10.7-acre lot with access to Shore Drive and NYS Route 94. The project site is located in the Local Shopping (LS) Zoning District where eating and drinking establishments and retail are permitted by right. The site has two existing access points from both Shore Drive and Route 94 and will utilize an onsite well and septic tank. The applicant has requested the board amend its previous SEQR decision based on the need to install a dry hydrant which required 130 total square feet of wetland disturbance which was not previously considered. The project is located at 2010 Route 94 in the Town of Cornwall, New York.
