WOODRIDGE, Ill. - September 4, 2025 - Seefried Properties has broken ground on a 64,421-square-foot Woodridge industrial development at 10321 Beaudin Boulevard. The Class A facility is designed to accommodate a range of industrial users and will be available for sale or lease upon its scheduled completion in the first quarter of 2026.
Situated on a 3.81-acre site within the International Business Center, the building will include 13 exterior docks, two drive-in doors, a 32-foot clear height, 68 automobile parking spaces, ESFR sprinklers, and office space to suit. Divisible to approximately 25,000 square feet, the facility is designed to accommodate both single-tenant and multitenant users.
The Woodridge industrial development is located minutes from the Interstate 55 and Interstate 355 interchanges. Its position within the I-55 industrial corridor provides connectivity throughout the Chicago metropolitan area and supports both regional and national distribution operations.
"While Seefried Properties has developed bulk facilities in I-55, this is the first shallow-bay development in this submarket," said Dave Riefe, Senior Vice President of Seefried's Midwest Region. The project is being marketed for sale or lease by Rowan McDonnell, Traci Payette, and Stephanie Park of CBRE.
Keeley Construction is serving as general contractor, Jacob & Hefner Associates, Inc. as civil engineer, and Harris Architects Inc. as architect. The project expands Seefried's shallow-bay development program and will provide flexible industrial space within one of the Midwest's most established distribution corridors.
