INDIANAPOLIS, Nov. 4, 2026 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Directors Row Business Center, an eight-building office and flex-industrial campus in Indianapolis. The property sold for $18.1 million.
"After a previous national brokerage firm was unable to complete the sale, our team successfully brought the property to closing," said Gus Poulos, director investments. "With its established tenant base, strategic location and opportunities for continued improvements, Directors Row is well-positioned for long-term growth under new ownership. Indianapolis continues to attract strong interest from out-of-state investors, particularly for well-located flex-industrial assets."
"Indianapolis is currently a hotbed for out-of-state flex-industrial buyers," said Forest Bender, managing director investments. "We generated eight offers for the seller, all within 5% of the asking price, compared with just one offer secured by the previous brokerage firm."
Poulos and Bender, investment specialists in Marcus & Millichap's Indianapolis office, had the exclusive listing to market the property on behalf of the South Carolina-based seller Ziff Real Estate Partners. Bender and Zach Rogers, also from The Bender Group out of the firm's Indianapolis office, procured the Michigan-based buyer.
Located at the entrance to Park Fletcher near Indianapolis International Airport, Directors Row Business Center comprises 214,200 square feet across six flex-industrial buildings and two office buildings. The 91%-occupied campus features 39 suites with a mix of national, regional and local tenants. Its proximity to interstates 70 and 465 provides convenient access to the airport, downtown Indianapolis and the broader metropolitan area.
