New York, NY - March 9th, 2026 - WeWork, a leading global real estate platform, today announced that it has signed a 37,000-square-foot lease at 511 Fifth Avenue, one of Midtown Manhattan's most recently repositioned office properties. The lease was executed with ownership led by Jeff Sutton and Aurora Capital Associates. The new WeWork location is scheduled to open in Q4 2026 and will span four floors (9-11 and 15), offering headquarters suites, private offices, full-floor occupancies, and coworking solutions for companies of all sizes.
"We're witnessing a structural shift as to how real estate is being utilized, and at 511 Fifth Avenue, we plan to bring to market a space that flexes to the needs of our various members, ranging from private offices to full office floors to coworking space," said John Santora, Chief Executive Officer, WeWork. "Whether you're a founder, a small business owner, or a multinational corporation seeking space for a dedicated team, you'll have access to 37,000 square feet of premium workspace that is tailored to your unique needs rather than a one-size fits all solution."
Ideally located between Bryant Park and Grand Central Terminal, 511 Fifth Avenue offers unmatched access to transit, dining, and Midtown's premier business and retail corridors.
Ownership recently completed a full-scale redevelopment, transforming the historic Beaux-Arts property into a modern, hospitality-driven office destination. The renovation introduced a dramatic new glass-box lobby, fully modernized elevators, upgraded building systems, and new infrastructure designed to meet the expectations of today's premier office tenants-while preserving the building's architectural character.
As part of the lease, WeWork will partner with ownership to deliver the building's signature amenity: a 9,000-square-foot, state-of-the-art coworking lounge on the 15th floor, accessible to all tenants of 511 Fifth Avenue. Designed as a third place within the building, the lounge will provide collaborative seating, hospitality-grade finishes, and a curated calendar of programming, networking, and events.
"511 Fifth Avenue is a once-in-a-generation repositioning of a Fifth Avenue landmark," said Matthew Abreu, Vice President of Development for Aurora Capital Associates. "We invested more than $40 million to transform the building into a true destination workplace-one that blends architectural heritage with modern infrastructure and hospitality-driven design. With multiple leases already executed and a strong roster of tenants coming online, WeWork's arrival further builds on that momentum, adding a dynamic, flexible component that enhances the overall ecosystem of the building."
"Thanks to ownership's ambitious repositioning campaign to transform 511 Fifth Avenue into a destination workplace, our new centrally located space in the heart of Midtown delivers exactly what our members expect: elevated environments built for how they actually work today," shared Peter Greenspan, Head of Global Real Estate, WeWork. "Our members will have the variety of space types they need on flexible commitment terms to support how they work, where they work, and the communities they build at work today and tomorrow."
JLL represented both WeWork and ownership in the transaction, with Peter Riguardi representing WeWork and Mitch Konsker representing ownership.
This new location marks WeWork's 36th location in New York City, following the company's recent expansions at 245 Fifth Avenue in NoMad and 250 Broadway in the Financial District.
WeWork's global real estate platform enables companies to build flexible, customized workplace portfolios that scale with their business, delivering speed, optionality, and capital efficiency. Each WeWork location offers a variety of space types-from private offices to full floors and coworking-designed to help organizations reduce risk while improving productivity and workforce engagement.
