Real estate firms celebrate groundbreaking on first phase of a 2,275 bed two-phase luxury student housing community
Eugene, ORE. (Sept. 23, 2026) - Landmark Properties, in partnership with CrossHarbor Capital, officially broke ground last week on The Mark Eugene. The new off-campus student housing community, located near the University of Oregon, is scheduled for delivery in advance of the 2028-2029 academic year.
During the groundbreaking ceremony, The Mark Eugene presented a $10,000 donation to Food for Lane County, a local nonprofit working to reduce hunger by expanding access to food and engaging the community in hunger-relief efforts. Representatives from Landmark's leadership team, project partners from CrossHarbor Capital Partners, associates from Food for Lane County, and local community members attended the event.

Located at 1290 Alder Street, less than one-tenth of a mile from the University of Oregon, The Mark Eugene will offer 272 units and 1,002 beds, with floor plans ranging from studios to five bedrooms and serve students attending University of Oregon and the surrounding area. The five-story building will have 5,785 square feet of ground-floor retail space within the parking deck located at 13th and Hilyard. The building is within walking distance to campus and a number of retail, dining and nightlife options.
A second phase is planned for the land north of The Mark Eugene. The two-phase master plan, designed by ESG Architects, envisions a landscaped greenway serving as a pedestrian spine connecting Alder Street and Hilyard Street, with active facades along all streetscapes.
The Mark Eugene community will also have nearly 37,000 square feet of amenity space, including a resort-style pool and spa with cabanas, clubhouse, outdoor grilling, fire pit, and seating areas, a dog park, and multiple outdoor landscaped courtyards. Interior amenities will include a fitness center, sports simulator, wellness suite with sauna and cold plunge, a study lounge with café, gaming lounge, and bike storage.
