Gross, an investment specialist in Marcus & Millichap's Denver office, represented the seller, Wabash Retail LLC, and directly sourced the buyer, James Harris, in the off-market transaction. Harris, a repeat Marcus & Millichap client completing a 1031 exchange, has more than 30 years of experience owning and managing neighborhood shopping centers throughout the Denver metropolitan area.
The property is located at 8400 E. Iliff Ave. and was built in 1983. The shopping center sits on 2.13 acres and features a diverse mix of primarily local and service-oriented tenants, including restaurants, a coffee shop, fitness and beauty businesses and a home décor retailer. The property sold for approximately $243 per square foot.
