HENDERSON, Nev. (Oct. 29, 2026) - Henderson Mayor Michelle Romero and City leadership joined the Bureau of Land Management (BLM) and Ovation Development Corporation (Ovation) for a press conference marking a historic milestone in advancing a new 390-unit attainable housing community in West Henderson.
The 18.59-acre site near Las Vegas Boulevard and Larson Lane will be developed by Ovation. The transfer marks a significant step toward expanding housing opportunities for Henderson families and overcoming one of the biggest barriers to attainable housing: land acquisition.
Federal land nomination and transfer processes typically take five to eight years. Through proactive coordination, strategic partnerships and streamlined federal procedures, the City of Henderson and its partners completed the process in just two and a half years, overcoming longstanding barriers to land availability and accelerating attainable housing development.
"This is more than a milestone for Henderson. It is a milestone for Nevada, as this streamlined process creates a pathway for other agencies and organizations to follow, helping accelerate future housing projects across our region," said Henderson Mayor Michelle Romero. "By working together with our federal partners and Ovation, we're helping overcome a major barrier to attainable housing."
The project was made possible through collaboration among the City, BLM, Ovation and regional funding partners, including the Nevada Housing Division and Clark County's Community Housing Fund, whose support is helping advance the development.
The City nominated the site through Section 7(b) of the Southern Nevada Public Land Management Act, using updated federal streamlining guidelines to help expedite the transfer. Reducing the upfront burden of land acquisition helps direct more resources toward housing construction and critical infrastructure.
"We are proud of our continued work with the State of Nevada to make public lands available to create attainable housing for the city of Henderson," said BLM Nevada Acting State Director Justin Abernathy. "Together, we are fostering community development and fueling economic opportunity to improve the quality of life for Nevadans."
"This project demonstrates the power of collaboration and what can be accomplished when public agencies and private developers unite around a shared commitment to addressing one of our community's most pressing needs. Together, we are delivering 390 much-needed affordable homes for individuals and families earning at or below 60% of Area Median Income. By leveraging public lands, sharing resources and working toward a common goal, we can reduce development costs, overcome barriers and turn the promise of affordable housing into a reality for the people and families who need it most," said Ovation Founder and Chairman Alan Molasky.
The project supports the City's Healthy, Livable, Sustainable City priority and its continued efforts to expand housing opportunities for those who live, learn, work and play in Henderson.
