NOTICE IS HEREBY GIVEN that a public hearing will be held before the Planning Commission of the City of Murrieta on Wednesday, October 22, 2025, at 6:00 p.m. at City Hall, 1 Town Square, Murrieta, CA 92562, to consider the following matter:
Tentative Parcel Map No. 39172 (PLAN-Maps-2025-00025), a commercial subdivision of 3 parcels into six parcels, Project (Applicant: Murrieta KLC Holdings 130, LLC): The Project applicant proposes a tentative parcel map subdividing 12.21 acres, totaling three parcels into six parcels. This subdivision is internal to the footprints of the existing larger parcels established under PM 36733. The project involves no changes to the approved access points, circulation patterns, or off-site improvements previously established and analyzed under the Adobe Springs Specific Plan and EIR. The Project is at the southwest corner of Winchester Road/State Highway 79 North and Willow Springs Road (APN 963-070-058, 963-070-059, 963-070-060).
Environmental Determination: The project relies upon an approved exemption under CEQA Guidelines Section 15182 - Residential, Commercial, and Mixed-Use Projects Consistent with an adopted Specific Plan, based on the following finding: The project is consistent with the development density established by existing zoning, community plan, or general plan policies for which an EIR was certified and would not result in any impacts peculiar to the project site. The Project meets all applicable criteria as the proposal is consistent with the Adobe Springs Specific Plan, City of Murrieta General Plan and certified EIR; and thus, is exempt per Section 15182 of the CEQA Guidelines. In addition, the project is exempt per Section 21083.3 of the Public Resources Code due to consistency with the Adobe Springs Specific Plan, General Plan and the EIR.
Any person may either submit written comments to the Planning Commission before the hearing or may appear and be heard before the Planning Commission at the time of the hearing. If you challenge the City's action on this project in court you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to the public hearing. The environmental finding along with the proposed project application may be reviewed at the Planning Division Monday - Friday from 8:00 a.m. to 5:00 p.m.
