Marcus & Millichap Represents Buyer in Sale of 34-Property Walmart-Anchored Portfolio

DALLAS, Oct. 28, 2025 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today that the firm represented the buyer in the sale of a 34-property Walmart-anchored and shadow-anchored retail portfolio spanning 13 states.
"This transaction underscores our client's strategy to scale a portfolio of necessity-based retail assets," said Philip Levy, executive managing director in Marcus & Millichap's Dallas office. "Each property benefits from Walmart's traffic, durable tenancy, and prime positioning in strong regional markets." Levy represented the buyer, MRP Capital Group, a St. Louis-based private equity firm that is currently the largest single owner of Walmart shadow-anchored shopping centers across the country.
The portfolio comprises Walmart-anchored and shadow-anchored retail centers in Alabama, Arizona, Colorado, Indiana, Iowa, Kentucky, Louisiana, Michigan, Mississippi, Ohio, Oklahoma, Tennessee, and Texas.
