Marcus & Millichap Brokers Sale of AT&T-Anchored Retail Property in Anna, Texas

ANNA, Texas, May 28, 2026 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of AT&T Anna Town Center Retail, a 13,670-square-foot multi-tenant retail property.
"Investors continue to look for retail properties in fast-growing North Texas communities like Anna, especially centers that are shadow-anchored by grocery or necessity-based retailers that drive daily traffic," said Chris Gainey, senior managing director investments. "Buyers are drawn to assets that provide steady income today while benefiting from the area's continued residential and commercial growth."
Gainey and Philip Levy, located in Marcus & Millichap's Fort Worth & Dallas offices respectively, represented the buyer, a Dallas-area private partnership, for a 1031-exchange the buyer was executing. The buyer was moving equity out of an alternative property type into NNN retail properties and completed this in an all-cash transaction in less than 45 days from the opening of Escrow.
Built in 2018 and located at 2530 W. White St., the asset was shadow-anchored by a Walmart, and was acquired in conjunction with the adjacent shopping center. The buyer plans to hold the property long-term as population growth and new development continue across the surrounding area.
