(ATLANTA, GA - September 15, 2025) - IDI Logistics, a leading developer and operator of logistics real estate, announces the acquisition of a newly constructed Class-A industrial facility in Phoenix, Arizona. This is the company's first industrial asset in the burgeoning Phoenix Market.
Located at 3302 W. Washington Road, the 101,794-square-foot facility sits on a 5.25-acre parcel in west Phoenix. The new development sits within two miles of I-10 and I-17, and within 9 miles of Phoenix Sky Harbor Airport making it an ideal location for local and regional distribution. The building includes 12 dock-high doors, 4 drive-in doors,140-foot truck court, and 108 parking spaces. 3302 W. Washington Road is ready for immediate occupancy.
"This asset is uniquely positioned to outperform the broader Phoenix market based on its smaller format size, ability to demise and proximity to major logistics infrastructure including I-10 and Sky Harbor International Airport," said Peter Moriarty, Director of Capital Deployment and Leasing for IDI Logistics. "The 100 KSF and smaller size range has seen 70%+ of the West Valley deal velocity over the last five years, and that trend helped drive our investment. This is a strategic decision to plant a flag in Phoenix, and we hope this project to be the first of many in the market."
"IDI is excited to enter the Phoenix market, as we're believers in Phoenix's economic drivers and sustained population growth," said Charlie McPhee, Senior Vice President of IDI Logistics' West Region. IDI is focused on infill locations that beat the market, and this asset is no different. This continues our national value-add strategy and is indicative of our desire to growth our presence in the market."
Tanner Ferrandi, Cooper Fratt, and John Werstler with CBRE will represent IDI Logistics on leasing efforts at 3302 W. Washington Road.
