Avoid costly security deposit mistakes: CAA webinar covers new rules and return methods

At the end of the tenancy, landlord-tenant disputes over the return of the security deposit are common in California, so it's imperative for rental housing providers to understand state law, including legislation that took effect in January.

To help members understand and apply the new rules with confidence, the California Apartment Association will hold its Security Deposits Ins and Outs Webinar at 10 a.m. Wednesday, March 18, 2026.

Among other things, the webinar will cover AB 414, which took effect Jan. 1, 2026, and affects how security deposits must be returned.

Register now to learn practical AB 414 compliance issues, including written agreements on return methods, electronic delivery of itemized statements and handling refunds when multiple adult tenants are on a lease.

The webinar will also cover:

  • Maximum allowable deposit based on landlord and tenant type.
  • Deducting for cleaning and repairs, including recent updates.
  • Requirements to photograph the rental unit.
  • Walkthrough process requirements.
  • Security deposit return requirements and timelines.
