Lincoln Property Company Acquires 52,410-Square-Foot Outpatient Medical Building Near San Antonio

DALLAS - October 27, 2026 - Lincoln Property Company ("Lincoln"), a global, full-service real estate firm, today announced the acquisition of SOBO Medical Building, a 52,410-square-foot outpatient medical building and surgery center located at 112 Herff Road in Boerne, Texas, approximately 30 miles northwest of San Antonio. The acquisition, completed in partnership with PGIM, expands Lincoln's healthcare real estate presence in Texas and supports its strategy of investing in high-quality properties in growing markets.

Built in 2019, the three-story, Class A property is approximately 93% leased to a complimentary mix of healthcare specialists offering primary care, ambulatory surgery, orthopedics, pain management, physical therapy, mammography, gastroenterology, diagnostic imaging and clinical research.

"The acquisition of this modern, Class A outpatient medical building, housing a phenomenal group of primary care and speciality practices is a strong addition to our growing Texas portfolio with PGIM. Boerne's favorable demographics and rapid population growth continue to drive demand for convenient, high-quality outpatient care, and SOBO Medical Building is well-positioned to meet that need," said Alastair Barnes, Vice President, Healthcare Investments at Lincoln Property Company.

Located near Interstate 10, the property provides convenient access for patients throughout the greater San Antonio area. Boerne is one of the region's fastest-growing communities, with population growth and increasing demand for accessible healthcare services supporting the area's long-term outlook.

CBRE represented the seller in the transaction and arranged acquisition financing on behalf of Lincoln.
