The Scion Group has secured a $1.4 billion refinancing for a 39-community student housing portfolio totaling nearly 25,000 beds across 29 university markets, representing one of the largest financings in the student housing sector to date.
The first-mortgage financing comes at a time when volatility across the capital markets has made large transactions more challenging. Scion has operated the portfolio since 2021, focusing on strong property-level execution and revenue management to drive long-term performance. That approach helped position Scion to execute a financing of this size in today's market.
The portfolio spans 16 states and includes communities serving major institutions such as Texas A&M University, Texas State University and North Carolina State University. Scion's national operating platform and market-level expertise have supported the communities throughout the ownership period.
The financing replaces existing debt associated with the portfolio and provides additional flexibility for the communities moving forward.
The transaction comes during a period of significant growth for Scion. The company currently operates 187 communities and nearly 117,000 beds across 92 university markets, with more than $13 billion in assets under management.
