NOTICE IS HEREBY GIVEN that a public hearing will be held before the Planning Commission of the City of Murrieta on Wednesday, January 22, 2025, at 6:00 p.m. at City Hall, 1 Town Square, Murrieta, CA 92562, to consider the following matter:
Revised Development Plan Permit 2023-00063 (DP-2023-00063) and Revised Conditional Use Permit 2023-00022 (CUP-2023-00022) Carmax Expansion Project. A new vehicle staging area would be developed with three parcels that make up 4.62 acres and are adjacent to the west of the existing Carmax facility with perimeter block walls, perimeter landscaping, entry gates, and a 228 square foot guard structure. A Revised Conditional Use Permit is required for outdoor storage of the vehicles. The project site is located east of Madison Avenue (approximately 900 feet south of Murrieta Hot Springs Road) and is comprised of Assessor Parcel Numbers (APNs: 910-490-016, 910-490-013, 910-490-002, 910-490-001). The site is subject to the Commercial General Plan Land Use designation and is zoned Community Commercial. Access is currently provided by two drive entrances/exits off Madison Avenue.
Environmental Determination : The project has been evaluated pursuant to California Environmental Quality Act (CEQA), and it has been determined that an Addendum to the previously adopted Mitigated Negative Declaration (MND) accommodates the minor additions and/or changes for the proposed Project (CEQA Section 15164). The original MND was adopted on July 21, 2015.
Any person may either submit written comments to the Planning Commission before the hearing or may appear and be heard before the Planning Commission at the time of the hearing. If you challenge the City's action on this project in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice or in written correspondence delivered to the Planning Commission at or prior to the public hearing.
