Requirements To Supervise Appraiser Trainees

A certified appraiser who wants to supervise an appraiser trainee must meet certain experience, education and disciplinary-history requirements. Additional requirements apply to supervisory appraisers who want to supervise four or five appraiser trainees.

Supervising 1-3 Appraiser Trainees

To supervise one to three appraiser trainees, you must:

  • Be in good standing and not have had disciplinary action within the last three years, including suspension, revocation or surrender in lieu of discipline, that would affect your legal eligibility to engage in appraisal practice in any state.
  • Have been a certified general or certified residential appraiser for at least three years.
  • Complete the Appraiser Trainee/Supervisory Appraiser Course as required by the Appraiser Qualifications Board (AQB). Completion of the course as a trainee or for the purpose of eligibility for a trainee license does not satisfy this requirement.

Supervising 4-5 Appraiser Trainees

To supervise four or five appraiser trainees, you must:

  • Be in good standing and not have had disciplinary action within the last three years, including suspension, revocation or surrender in lieu of discipline, that would affect your legal eligibility to engage in appraisal practice in any state.
  • Have been a certified general or certified residential appraiser for at least five years.
  • Complete the Appraiser Trainee/Supervisory Appraiser Course as required by the AQB. Completion of the course as a trainee or for the purpose of eligibility for a trainee license does not satisfy this requirement.
  • Submit a Trainee Supervision Plan for approval by the Board. The supervision plan must include your progress-monitoring plan for the trainees and detail how you intend to ensure each trainee receives active, personal, and diligent supervision.

Requesting a Trainee Relationship

If you meet the requirements, use the Real Estate and Appraiser License Management (REALM) Portal to initiate a request to supervise an appraiser trainee.

  1. Log in to the REALM Portal and select My Records.
  2. Select Amendment under the Action column.
  3. Select Information Change TALCB and then Continue Application.
  4. Select Modify Supervisor Relationships from the Type of Change Request menu.
  5. Follow the prompts to complete the request.

The appraiser trainee will receive notice and must accept the supervisory relationship.
