Town of Smithtown Beechwood Smithtown, LLC Zone Change # 2023 02

Notice of Availability of Final Scope - Amended

Suffolk County - The Town of Smithtown Town Board, as lead agency, has made the Final Scope for the proposed Beechwood Smithtown, LLC Zone Change # 2023-02 available. The Final Scope is available from the Town of Smithtown Department of Environment and Waterways, 124 West Main Street, Smithtown, NY 11787 and on line at: www.smithtownny.gov.

The Town of Smithtown Town Board issued a SEQRA Positive Declaration regarding this action on January 18, 2024. Draft and Final Scoping documents were issued in March and May, 2024, respectively. The applicant subsequently modified their proposed action and recently submitted an Amended Draft Scoping document to the lead agency. The action now consists of a petition for a change of zone from R-21 to PRD (Planned Residential Development) for the purpose of the future construction of 288 residential condominium units (consisting of 53 detached single-family homes, 82 residential flats in 14 buildings, and 153 residential townhouses in 29 buildings) with an accessory clubhouse, on-site sewage treatment plant, recreational amenities, and other miscellaneous facilities. The existing poultry farm with a country store and single-family dwelling will be demolished. The proposed project is located on a currently partially developed 71.11 acre parcel of land zoned R-21. The project is located on the northwest corner of Old Northport Road and Lawrence Road in Kings Park, Town of Smithtown, New York.
