Lean-Driven Healthcare Project Management.
Max Healthcare is the Client, and managed by Turner India; this project demonstrates how Lean Value Engineering drives efficiency in a fast-track, multi-contractor healthcare environment. Key stakeholders include ARCOP as Lead Consultant, Studio Lucid for ID & façade concept, Ahluwalia Contracts (India) Ltd. for Civil & MEP, Narsi Group for Interior Finishing, TK Elevator, and Glaze Techno. Through Lean-led decisions taken in coordination with the consultant, key interventions, fireproofing optimization, and elimination of redundant plastering streamlined execution and delivered ₹18 crore (1.9 to 2 million USD) savings with improved timelines.
Benefits Achieved.
Stakeholders initially selected fireproofing systems based solely on fire performance, overlooking differences in finishes and the significant cost variation, up to 3 times, between intumescent and vermiculite coatings. Applying a Lean value-engineering approach, Turner India leveraged insights from previous projects to clearly define the appropriate use of each system in architectural and enclosed areas. The decision was taken in consultation with the project consultant, ensuring technical alignment and informed selection. This approach optimized material usage, eliminated unnecessary costs, and delivered substantial savings of approximately INR 15 crore (USD 1.75 million) without compromising safety or performance, demonstrating how Lean thinking drives efficient, value-focused outcomes.
Delays caused by GRAP restrictions required immediate mitigation focused on maintaining project timelines. Through a Lean brainstorming approach, it was identified that eliminating plaster over blockwork, wherever panelling was directly applied, could significantly reduce execution time. Adopting a Lean value engineering strategy, and in consultation with the project consultant, plastering was removed from the scope. Additionally, MEP services were installed directly onto the wall, eliminating the need for wall chasing. This streamlined approach reduced redundant activities, improved workflow efficiency, and enhanced coordination across trades. As a result, the project achieved a time saving of approximately one month per floor and a cost reduction of around ₹3 crore (USD 350K), demonstrating how Lean thinking drives faster, more efficient, and value-focused project delivery.
