Eighteen residential three-flats would be constructed in East and West Garfield Park through financial support and City land sales proposed to City Council today by Mayor Brandon Johnson.
Part of the Department of Planning and Development's Missing Middle infill housing initiative, the 54 market-rate units would be constructed by two minority-led development teams and collectively represent $18.1 million in new investment. Project details include:
Westside Community Group, East Garfield Park
The $8.1 million project would replace four vacant lots with seven three-flats on the 3800 blocks of West Washington Boulevard and West End Avenue. Encompassing .61 acres and collectively valued at $115,240, the parcels would be sold for $1 each.
Garfield Together Partnership, West Garfield Park
The $10 million project would replace six vacant lots with 11 three-flats on the 3300 and 3400 blocks of West Monroe and Adams streets. Encompassing .92 acres and collectively valued at $181,611, the parcels would be sold for $1 each.
City assistance would also include $150,000 per unit to help ensure purchase prices are commensurate with neighborhood buying power.
The Missing Middle program incentivizes redevelopment of vacant City lots with walk-up buildings that have gone "missing" due to decades of disinvestment.
