When to Renew Your License or Registration
Existing license and registration holders will receive an email from TREC when they are able to initiate the renewal process in the Real Estate and Appraiser License Management Portal. The renewal option will not appear in your REALM Portal until your renewal window opens.
You are able to renew

Beginning at least 90 days before your expiration date and/or
-
When you receive the email notification that it is time to renew your license or registration.
Do's and Don'ts for Renewing Your License or Registration

Do make sure you created a REALM Portal account. Every license holder must create a new REALM Portal account. Old account login information you may have used to manage your license before will not work to log in to the REALM Portal.

Do ensure your license is pinned to your account. Use our State ID and PIN Lookup tool to get information on how to add your license or registration to your account.

Don't start a new application. Follow the specific steps outlined here to renew.

Do pay for your renewal, even if all of your continuing education is not yet on file from your education provider.

How to Renew Your License
Sales Agents Renewing for the First Time
When you are renewing your sales agent license for the first time, and you must meet the following Sales Agent Apprentice Education (SAE) requirements to renew:

270 qualifying real estate course hours

This must include the 30-hour Real Estate Brokerage course

Eight (8) hours of TREC Legal Update I and TREC Legal Update II
Delegated supervisors must also complete the six-hour Broker Responsibility Course.
Your license will not renew until you complete the required education.
SAE requirements cannot be deferred and are required whether you are renewing active or inactive. You cannot engage in real estate brokerage activity with an inactive license.
Sales Agents: How to Renew in Active Status
Complete 18 hours of approved Continuing Education (CE) courses:

Eight (8) hours of TREC Legal Update I & II

Three (3) hours of contract-related coursework

Seven (7) hours of elective CE
Delegated supervisors must complete the six-hour Broker Responsibility course as part of their 18 hours of CE.
All required CE must be completed before your license expiration date or you will be charged a $200 CE Deferral Fee. The CE Deferral Fee allows you to remain active for an additional 60 days from your expiration date to complete CE requirements.
Sales Agents: How to Renew in Inactive Status
You may renew your license on inactive status without completing CE. You cannot engage in real estate brokerage activity with an inactive license.
Steps to Renew in Inactive Status

Follow the same steps outlined under How to Submit Your Renewal.

On Step 1: License Information > License Information, choose Inactive License from the dropdown menu for renewal type.

Click the Continue Application button to proceed.
