BOSTON, Sept. 8, 2026 - JLL Capital Markets announced today that it has arranged $112 million in acquisition financing from a regional bank for the purchase of a two-property portfolio of independent living, assisted living and memory care communities totaling 330 units in the Chicago area.
JLL placed the financing on behalf of an affiliate of The Inland Real Estate Group, LLC ("Inland"), a premier vertically integrated commercial real estate investment, finance, development and operating group.

The stabilized portfolio consists of Deer Park Village, a 188-unit community in Deer Park, which opened in 2016; and The Landings, a 142-unit community, originally constructed in 2021 and located in Batavia. Both communities offer a continuum of care from independent living, assisted living and memory care and are historically very high performing properties. Dial Senior Living will retain management with the purchase to continue their successful stewardship of the properties.
The properties are located in the highly desirable western suburbs of Chicago that have significant barriers to entry. Located on W Lake Cook Road, Deer Park Village has walkable access to upscale retail centers and leading healthcare facilities. The Landings in Batavia provides superior regional accessibility via the Fabyan Parkway corridor, offering residents immediate proximity to Northwestern Medicine alongside a robust mix of retail, restaurant and service options.
