An $850 million redevelopment project will transform the historic retail landmark into a vibrant urban village.
The iconic Metrocenter Mall, once a bustling hub of retail activity and a landmark in Phoenix's commercial history, has taken its final bow. A special ceremony held on Monday marked the start of the historic demolition, setting the stage for an $850 million redevelopment project called The Metropolitan that will breathe new life into the area.
The deconstruction and the significant transformation to follow, led by Concord Wilshire Capital in partnership with Diversified Partners, and the City of Phoenix, will redefine the Metrocenter corridor by creating a vibrant multi-use urban village. The redevelopment plan includes townhomes, retail spaces, restaurants, parks, bike paths and more.

Diversified Partners, headed by CEO Walt Brown, will play a key role in the planning and execution of the retail space to be known as The Loop, and will offer enhanced amenities boosting the local economy. Diversified Partners is a real estate development and brokerage firm with a long history of successful commercial, retail and mixed-use projects across the western United States.
As part of this collaboration, the City of Phoenix ensures the redevelopment aligns with its broader goals for sustainable growth and transportation. The newly completed Valley Metro Thelda Williams Transit Center, featuring Metro Light Rail services, will position the Metro District as the newest epicenter of activity and connectivity.

Metrocenter Mall opened in 1973 and was once one of the largest malls in the country, revolutionizing Phoenix's retail landscape. With 80 acres of space, it housed major department stores, an ice-skating rink, movie theater, arcade and a wide variety of shops that drew customers for nearly five decades.
After closing its doors in 2020, the property stood as a reminder of fond memories and its popularity. Guests at today's ceremony were there to see the reveal of the name, branding and renderings of The Metropolitan. While abatement and demolition have been underway inside the mall, today attendees witnessed the first physical demolition of the outside structure.
