SBJ Staff Report, Savannah Business Journal, 11 October, 2026
RREAF Holdings was recently featured in Savannah Business Journal following the acquisition of The Palms at Chatham, a 300-unit garden-style multifamily community located in Savannah, Georgia. The acquisition, completed in partnership with Axonic Capital, further expands RREAF Holdings' multifamily presence in the Southeast and reinforces the firm's commitment to identifying value-add investment opportunities in growing markets.
Read more below for additional details regarding the acquisition, planned property improvements, and RREAF Holdings' continued investment strategy in the Savannah market.
Built in 2003, The Palms at Chatham features a mix of one-, two-, and three-bedroom residences with convenient access to major transportation corridors, including Interstate 516, U.S. Highway 80, and Interstate 16. The community is also located near several of Savannah's major employment centers, including Hunter Army Airfield, the Port of Savannah, and Memorial Health University Medical Center.
The acquisition represents a continuation of RREAF Holdings' partnership with Axonic Capital and supports the firms' shared strategy of acquiring well-located multifamily properties with opportunities for operational improvements and long-term value creation.
Brad Webb, Chief Investment Officer of RREAF Holdings, emphasized the firm's continued confidence in Savannah's multifamily market and the investment potential of the property.
"Savannah remains a core market for RREAF, supported by a diverse economic base, steady in-migration, and consistent renter demand," Webb said. "This investment reflects our continued conviction in the market and further strengthens our partnership with Axonic Capital. The opportunity to acquire a well-located asset with significant value-add upside aligns directly with our value-add strategy."
Following the disposition of three older multifamily assets in the Savannah market in December 2025, the acquisition represents an opportunity for RREAF Holdings to enhance its portfolio with a newer, well-amenitized community. The property was acquired at a significant discount to replacement cost, providing an attractive entry point relative to current construction costs.
As part of its repositioning strategy, RREAF Holdings plans to implement a comprehensive capital improvement program, including interior renovations, exterior enhancements, upgraded community amenities, and improvements to the pool and landscaping. The property will also undergo a complete rebrand to Linden at Southover, reflecting the firm's vision for the community.
The property will be managed by RR Living, RREAF Holdings' in-house property management platform. RR Living will oversee day-to-day operations, resident services, and community engagement initiatives, supporting the property's repositioning and long-term operational performance.
Through disciplined acquisitions, strategic capital improvements, and vertically integrated property management, RREAF Holdings continues to pursue opportunities to enhance multifamily communities while strengthening its presence in key Southeast markets.
We appreciate and thank Savannah Business Journal for featuring RREAF Holdings and highlighting the firm's continued partnership with Axonic Capital, expansion in the Savannah multifamily market, and plans for the future Linden at Southover community. To read full article, click here.
