SPIE again awarded contract for the technical facility management of Commerzbank’s service centre in Germany

Frankfurt, 7 May 2025 - SPIE, the independent European leader in multi-technical services in the areas of energy and communications, has been awarded the contract to provide technical facility management services for the Commerzbank's service centre in Frankfurt am Main for a further six years. The scope of services provided by SPIE includes maintaining the complex building technology as well continually modernising its existing systems, all with the aim of reducing energy consumption and lowering CO2 emissions.

The DLZ provides some 105,000 square metres of gross floor space and houses around 2,500 workstations, a printing centre and the associated technical and special-purpose areas. Since the building complex was completed in 2001, SPIE has guaranteed one hundred per cent systems availability around the clock and ensured an uninterrupted supply of electricity, emergency power and cooling.

"Due to the large number and complexity of its systems, the DLZ is technically far more demanding than other office buildings," says Sandro Schmitz, project team leader of the Efficient Facilities operational division at SPIE Germany Switzerland Austria. "We demonstrate our high level of technical expertise here on a daily basis, for example, by modernising the technical building systems during ongoing operations. The work includes upgrading all the screw-type refrigeration units and replacing the building management system with over 30,000 data points."

As partner for ESG solutions, the SPIE team also implements a whole host of energy efficiency measures, such as renewing the refrigeration recooling systems, converting the air conditioning equipment to energy-efficient fans and implementing a metering network to monitor energy consumption data. "Deploying a variety of measures, we have already been able to save 1.8 million tonnes of CO2 over the last four years and will continue to do so going forward," says Sandro Schmitz.

SPIE has been responsible for technical facility management at the DLZ for 23 years. "Our forward-looking concept and highly experienced team again enabled us to impress the customer in the tendering process, which speaks for the high standard and consistent quality of our services," says Stefan Schusterschitz, General Manager of the Efficient Facilities operational division at SPIE Germany Switzerland Austria.
