Why are platting requirements important

"Our county population is growing so fast. We have a lot of developers buying up land and wanting to build new subdivisions. It's a lot to keep up with, and I have so much to learn. I need to study the subdivision basics ASAP!"


Q: Why are platting requirements important?

The requirement that a plat approved by the county must be filed with the county clerk is important for two main reasons:

  1. The approved plat is a source of validated public information available for government or private use.
  2. The process of plat approval is a vehicle for subdivision regulation, since certain regulatory requirements a county may order (e.g., road frontage requirements) must be reflected on the approved plat.
