Shivers Farm in Southlake Signs Whole Foods Market as Groundbreaking Nears

SOUTHLAKE, TX (June 18, 2026) - Trademark Property Company (Trademark), a mixed-use investor, developer, and operator, and Shivers Family Partnership today announced Whole Foods Market is coming to Shivers Farm, a 40-acre mixed-use community in Southlake, Texas. The announcement follows the Southlake City Council's unanimous approval of the project's master development agreement on June 16. The development team is gearing up for a summer groundbreaking, with completion slated for Q4 2027.

Shivers Farm will feature 111,000 square feet of retail, 38,000 square feet of Class A boutique office space, 37 single-family lots, and a 3-acre pad approved for hotel, entertainment, or additional retail uses. Positioned along the SH 114 corridor, the walkable mixed-use destination offers unmatched visibility in the fast-growing, highly affluent Southlake community, where household incomes average above $414,000, among the highest in the country for a suburban area.

Vertical construction on Whole Foods Market will begin this summer. It will be the first major grocer to open north of SH 114. Trademark is also finalizing design on the three-story, Class-A boutique office portion of the project, which will set a new bar for amenities and interiors in high-end boutique office space in the Dallas-Fort Worth area.

Shivers Farm will be anchored by a nearly one-acre park built around existing heritage live oak trees. A cluster of restaurants with vibrant outdoor seating will surround the park. Trademark is deploying its proven placemaking strategy at Shivers Farm, curating a thoughtful public art program and gathering places throughout the property to enhance the guest experience. Trademark is in active negotiations with 49,000 square feet of prospective retailers and restaurants.

Partners on the project include architect Dwell Design Studio, general contractor Ridgemont Construction, and civil engineer and landscape planner Kimley-Horn. Following the Southlake City Council's approval of zoning and public incentives in October 2025, the project reached another major milestone on June 16, 2026, when the council unanimously approved the Master Development Agreement governing the development. The approvals pave the way for a summer groundbreaking and support Trademark's commitment to creating enhanced public spaces, walkable amenities, and Southlake's first major grocery destination north of SH 114.
